FAQ

Common questions

Why can't the demolition crew just cut the wiring?
Unidentified circuits may still be live, and cutting them is a shock and fire hazard. They can also feed other spaces and cause outages. An electrician should verify and de-energize circuits before demolition proceeds.
Will tenants next door lose power?
Not if it can be avoided. We trace circuits specifically to find any that pass through the work area and serve other spaces, and we reroute them or schedule short, planned outages with the people affected.
Do you remove all the old wiring?
Only as far as the scope requires. Some abandoned wiring is left in place, and some is removed where it is accessible or in the way. The extent should be agreed in advance with the GC or owner.
Is a permit required for electrical demolition?
It depends on the extent of the work and the jurisdiction. When it is part of a larger permitted renovation, it is typically covered as part of that project. We confirm what applies.

More about electrical demolition

Electrical demolition is not just tearing things out. Before a ceiling comes down or a wall is removed, someone has to determine which circuits feed what, de-energize them, verify they are dead and make sure that circuits serving other tenants or areas stay on. That work belongs to a licensed electrician.

In commercial buildings, the existing wiring is often not documented. Circuits may be shared across spaces, abandoned wiring may remain in the ceiling and panel directories may be wrong. We trace circuits before we cut them, which helps prevent unplanned outages and surprises for your demolition crew.

We work ahead of general contractors and demolition crews on gut renovations, tenant turnovers and partial demolitions in Minnesota. We remove what the scope calls for, safely terminate or relocate what has to stay, and leave the space ready for new rough-in.

When you need it

  • A tenant space is being gutted for a new build-out and the old electrical must be removed
  • Walls and ceilings are coming down and the circuits inside them must be shut off first
  • A demolition contractor needs the area made safe before work starts
  • A section of a building is being removed while the remainder stays in operation
  • Abandoned wiring, old fixtures or unused equipment feeds are in the way of new work
  • Existing circuits that feed neighboring spaces pass through the area being demolished
  • Equipment is being removed and its feeders and disconnects have to be made safe

What’s included, in detail

Circuit tracing and identification

We determine what feeds the area and what else those circuits serve.

De-energizing and verification

Circuits are shut off, locked out as appropriate and tested before anyone cuts anything.

Fixture and device removal

Lighting, receptacles, switches and low-voltage devices removed per the scope.

Wiring and conduit removal

Abandoned and obsolete wiring taken out where accessible and called for.

Rerouting live circuits

Pass-through circuits that serve other areas are relocated so they stay in service.

Capping and termination

Remaining conductors terminated safely in approved enclosures.

Panel updates

Breakers labeled or removed and directories corrected after circuits are retired.

Our process

  1. Survey and trace

We walk the area with the GC or owner and identify the circuits, panels and equipment affected.

  2. Plan the shutdown

We schedule outages, notify affected parties and decide what must stay live.

  3. Isolate and remove

We de-energize, verify, then remove devices, fixtures and wiring in the scope.

  4. Make safe and hand off

Remaining circuits are terminated properly and the area is released to the next trade.

More questions

Do you handle hazardous materials like asbestos?
No. Older buildings may contain regulated materials, and abatement should be done by qualified specialists before electrical demolition begins. We will tell you if we see something that looks suspect and stop to let the proper parties evaluate it.
